northwest Essociated consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Mike Ridley /Steve Grittman <br />DATE: 2 November 1988 <br />RE: Little Canada - Hoelscher Accessory Building CUP <br />FILE NO: 758.09 - 88.64 <br />EXECUTIVE SUMMARY <br />Proposal: <br />Mr. Tom Hoelscher has requested a conditional use permit to build <br />a private garage on a site that currently contains an attached <br />private garage. The site in question is located at 3047 Payne <br />Avenue and is zoned R -1, Single Family Residential District. <br />The applicant proposes to erect the structure twenty -four (24) <br />feet directly behind the existing attached garage. Access to the <br />second garage will be gained via an opening to be constructed at <br />the rear of the existing garage. An improved driveway is <br />proposed to connect both structures. <br />Recommendation: <br />The list of conditional use criteria outlined in Section <br />921.010.0 of the Zoning Ordinance appears to be satisfactorily <br />met by this proposal. Based on this criteria and other <br />information contained later in this report, we recommend approval <br />of this request subject to the following conditions being met: <br />1. The height of the accessory building does not exceed fifteen <br />feet. <br />2.
