3. No home occupation or business activities shall take place <br />in the proposed accessory structure. <br />4. All comments from City staff. <br />ISSUES AND ANALYSIS <br />Lot Requirements and Setbacks: <br />The site in question is an oversized lot that exceeds all R -1 <br />District minimum lot area and width requirements. The <br />applicant's property abuts the NSP easement to the north. <br />All minimum setback requirements are also exceeded at this site <br />and the proposed garage will also exceed said requirements. <br />Accessory Buildings: <br />The following general provisions must be met for this proposal: <br />1. No accessory buildings shall be erected or located within <br />any required yard other than a rear yard. <br />The proposed location of the building falls completely in <br />the rear yard of the subject property. <br />2. Accessory buildings in residential zoning districts shall <br />not exceed fifteen (15) feet in height and shall be six (6) <br />feet or more from any other building or structure on the <br />same lot. <br />The applicant has not supplied this office with an elevation <br />plan of the proposal so we are unable to determine <br />compliance with the maximum allowed height of the structure. <br />Therefore, as a condition of approval, we have required the <br />maximum height of the structure to not exceed fifteen (15) <br />feet. <br />The proposed structure is not located closer than six (6) <br />feet from any other structure at this site. <br />3. No accessory building or detached garage for a single family <br />dwelling shall occupy more than twenty -five (25) percent of <br />the rear yard. <br />Due to the large lot, the proposed garage occupies far less <br />than twenty -five (25) percent of the rear yard. <br />Page 16 <br />
