4. The total floor area of a garage and other accessory <br />buildings for a single family detached dwelling shall not <br />exceed one thousand (1,000) square feet of floor area, <br />except by conditional use permit. <br />The existing garage at this site has a floor area of 480 <br />square feet, the applicant is proposing an additional garage <br />with a floor area of 480 square feet which gives a combined <br />total floor area of 960 square feet which meets this <br />required provision. <br />5. No building permit shall be issued for the construction of <br />more than one accessory building in excess of 120 square <br />feet except by conditional use permit. <br />A conditional use permit is necessary for this proposal. <br />Conditional Use: <br />Pursuant to Section 921 of the Little Canada Zoning Ordinance: <br />The Planning Commission shall consider possible adverse <br />affects to the proposed amendment or conditional use. Its <br />judgement shall be based upon (but not limited to) the <br />following factors: <br />1. The proposed action has been considered in relation to <br />the specific policies and provisions of and has been <br />found to be consistent with the official City <br />Comprehensive Land Use Plan. <br />2. The proposed site is or will be compatible with present <br />and future land uses of the area. <br />3. The proposed use conforms with all City performance <br />standards. <br />4. The proposed use will not tend to or actually <br />depreciate the area in which it is proposed. <br />5. The proposed use can be accommodated with existing <br />public services and will not overburden the City's <br />service capacity. <br />The applicant's proposal appears to meet and satisfy all of the <br />factors listed above. <br />Page 17 <br />
