LAND USE ALTERNATIVES <br />Three alternative land use plans are offered for consideration. The <br />respective street names which are proposed to connect with Country Drive <br />entitle each alternative. <br />The Little Canada Comprehensive Plan recognizes the mixed land use potential <br />of the study neighborhood. Generally, the Comprehensive Plan suggests that <br />Condit Road become the dividing line between commercial and residential <br />development. To minimize potential problems which can occur between different <br />types of land use, the Comprehensive Plan concludes that an acceptable <br />transition plan is appropriate. As a means to promote land use compatibility <br />and efficient transportation movements, the alternative plans were prepared. <br />One factor which will influence development patterns within the neighborhood <br />is zoning controls. A review of the Little Canada Zoning Ordinance determined <br />that the most appropriate zoning classifications within the study area might <br />include Single Family Residential (R -1), Residential- Business (R -B) and <br />Commercial Planned Unit Development (PUD). Each land use alternative provides <br />an opinion as to which zoning controls may be appropriate to satisfy the <br />interests of the neighborhood and City of Little Canada. <br />For each of the three alternatives, comments follow outlining the significant <br />considerations that may be associated with the respective plans. <br />Page 50 <br />
