BURKE LANE ALTERNATIVE <br />The Burke Lane Alternative provides for the extension of Burke Lane east to <br />Country Drive and north to Yorkton Way. This extension will permit street <br />service to property south of Burke Lane as well as a connection to the Yorkton <br />neighborhoods. The Yorkton Way extension permits further single family <br />residential development and a convenient connection to Condit Road. Condit <br />Road terminates on the south end to permit street service to existing <br />residential property and allows for the elimination of existing Condit Road <br />and Nadeau Road right -of -ways. Overall, the proposed street system improves <br />traffic circulation within the neighborhood with minimal changes required to <br />implement the revisions. <br />Single Family Residential zoning is proposed for properties west of Condit <br />Road. Condit Road right -of -way and a commercial Planned Unit Development Zone <br />are intended to provide a transition from residential to commercial land use. <br />The property south of the Burke Lane extension is proposed as a Residential - <br />Business zone. <br />Considerations associated with implementation of the Burke Lane Alternative <br />are summarized below: <br />i. To accomplish the extension of Burke Lane, it may be possible to <br />swap the vacated right -of -way of Nadeau Road for the proposed <br />Burke Lane right -of -way. The affected property owners may <br />perceive advantages to combining their parcels to create a larger <br />piece of real estate for redevelopment. <br />2. If appropriate, the redevelopment of property east of the present <br />Condit Road could be pursued on a phased basis. With the proposed <br />extension of Burke Lane, it is possible that two related or <br />unrelated projects can be pursued for development on either side <br />of Burke Lane. <br />3. Among the alternatives, the least number of cul -de -sacs are <br />proposed by the Burke Lane Alternative. It is possible that the <br />cul -de -sac on the south end of Condit Road could be eliminated if <br />the existing parcel at the southwest intersection of Condit and <br />Nadeau Roads were acquired and removed. At that point, the <br />undeveloped lots along the north side of the existing Burke Lane <br />could be re- subdivided, all having frontage on Burke Lane. <br />4. The commercial Planned Unit Development zoning for property north <br />of the Burke Lane extension allows the City of Little Canada and <br />future developer the maximum degree of site plan flexibility. <br />Given the interests of existing property owners and the desires <br />of the City of Little Canada to seek high quality development for <br />this visible site, a flexible zoning approach is appropriate. In <br />this way, all interests can be considered and resolved through the <br />development process. <br />Page 51 <br />
