MINUTi/S <br />PLANNING COMMISSION <br />AUGUST 10, 2006 <br />not meet I-P District standards until the City has an opportunity Co study <br />this issue in detail. <br />The City Planner reviewed the background information in his report dated <br />August 7, 2006 relative to comparative exterior building material <br />requirements for the Cities of Roseville, Maplewood, Lakeville, <br />Northfield, and Faribault. The Planner indicated thaC from his experience <br />mosC communities either do not allow metal buildings at all or metal is <br />allowed for accessory/storage buildings in rear yards. <br />The Planner indicated that the purpose of tonight's review was for the <br />Planning Commission to review the information submitted and reach a <br />consensus on the issue, if possible. If the Commission would like <br />additional information, that information could be provided at the next <br />meeting. Once a consensus is reached, a public hearing would be called to <br />amend the I-1 Zoning District relative to allowed exterior building <br />materials. <br />Barraclough pointed out that the City of Lakeville is a newer community <br />thaC restricts construction materials to newer standards. Barraclough <br />stated that he liked Lakeville's exterior building requirements for <br />industrial districts. <br />Rheaume asked what COR-TEN siding was. The Planner indicated that it <br />is an architectural metal that corrodes to a finish. <br />Duray asked what the intention was with existing metal industrial <br />buildings if metal is prohibited as a permitted industrial exterior. The City <br />Planner indicated that existing metal buildings would be grandfathered in. <br />Duray asked about additions to metal buildings. The Planner indicated <br />that the City would likely establish a threshold for requiring existing <br />buildings to come into compliance as well as to what point these buildings <br />would be allowed to expand. <br />Hall suggested that there may not be much interest in expanding an <br />existing metal building given the issue of lot coverage. Hall agreed that <br />the City should tighten the exterior building materials allowed and avoid <br />the addition of more metal buildings. <br />Duray suggested that a percentage be established to which a metal <br />building could be expanded. He suggested 50% as a starting point for <br />discussion. Barraclough asked if it was necessary for the Commission to <br />develop a recommendation this evening. <br />9 <br />
