2. The proposed site is or will be compatible with present <br />and future land uses of the area. <br />It is anticipated that the proposed site is compatible <br />with present and Intended land uses and zoning of the <br />area. The proposed residential use is similar in <br />nature to the convent use itself. The property abuts a <br />B -3, General Business District on the west, an R -B <br />District on the east, an R -B and 8-3 District on the <br />southeast, and a P District where the St. John's Church <br />is located on the south. In consideration of the <br />surrounding properties, the proposed rezoning appears <br />to reflect the current and future and uses for thls <br />area. <br />3. The proposed use conforms with all performance <br />standards contained herein. <br />The property meets all performance requirements for the <br />R -B District including minimum lot area, lot width, and <br />setbacks. <br />On a separate but related issue, this conversion is <br />being treated as a single family use. The Ordinance <br />defines "family as one (1) or more persons each related <br />to the other by blood, marriage, adoption, or foster <br />care, or a group of not more than three (3) persons not <br />so related maintaining a common household and using <br />common cooking and kitchen facilities." <br />The church must be aware of this definition of family <br />because should the residents not be related as noted <br />above, there is a limit of up to 3 persons living in <br />the building. If more than 3 persons are living there, <br />the use is than classified as group housing and <br />requires a Conditional Use Permit, CUP. <br />4. The proposed use will not tend to actually depreciate <br />the area in which it is proposed. <br />It is not anticipated that the proposed use would <br />depreciate the area in that the proposed use is similar <br />to the use when it was a convent. <br />S. The proposed use can be accommodated with existing <br />public services and will not overburden the City's <br />service capacity. <br />All public services are existing and able to <br />accommodate the proposed use. Municipal utilities have <br />been provided to this site and the property fronts <br />Little Canada Road which is capable of handling traffic <br />Page 13 <br />
