Licht <br />7 July 1988 <br />Little Canada - Palmen Preliminary Plat <br />758.09 -88.36 <br />EXECUTIVE SUMMARY <br />Background: <br />Mr. Ronald Palmen, 401 E. Viking Drive, has submitted an <br />application for a ten lot single family subdivison of a 4.78 acre <br />lot, located northeast of McMenemy Street and Viking Drive. The <br />subject site is zoned R -1, single family. <br />Recommendation: <br />Based on this review we recommend approval of this preliminary <br />plat contingent on the following: <br />1. Utility plan submitted for review and approval by the City <br />Engineer. <br />2. Grading and drainage plan is reviewed and approved by the <br />City Engineer. <br />3. Written approval from the St. Paul Water Works allowing <br />access across easement to McMenemy. <br />4. Written approval from the Ramsey - Washington Metro Watershed <br />District allowing proposed development near wetland. <br />5.
