Menkveld & Associates have submitted an application and <br />concept plan to combine Lots 6 -10, Block 9 and Lots 25 -29, Block <br />5, North Heights Addition and vacated Lake Street and then <br />subdivide the combination into four single family lots. The site <br />in question is located in an R -1, Single Family District. <br />Recommendation: <br />Based on this review, we would recommend concept approval of this <br />subdivision provided all required submissions, per the City <br />Subdivision Ordinance, are made when the applicant applies for <br />preliminary plat approval. Also subject to adherence to any and <br />all City staff comments. <br />Attached for reference: Exhibit A -Site Location; Exhibit B- <br />Detailed Site Location, and Exhibit C- Sketch Plan <br />ISSUES AND ANALYSIS <br />Compatibility: <br />The site in question is zoned R -1, Single Family, this district <br />is intended to provide for low density single family detached <br />residential dwelling units and directly related, complimentary <br />uses.
