The site is surrounded on the north, east and south by R -1 zoning <br />and B -3, General Business District zoning across Park Avenue to <br />the west. <br />Lot Requirements: <br />All four lots as proposed, exceed Ordinance lot size and width <br />requirements. <br />Utilities: <br />Utility plans illustrating existing and proposed utility <br />locations and hookup points must be submitted with the <br />preliminary plat. Plans must also show utility easements to be <br />provided. These plans will be subject to review and approval by <br />the City Engineer. <br />Grading and Drainage: <br />Grading and Drainage Plans subject to review and approval by the <br />City Engineer must also be submitted with the preliminary plat. <br />RECOMMENDATION <br />Based on this review, we would recommend concept approval of this <br />subdivision provided all required submissions, per the City <br />Subdivision Ordinance, are made when the applicant applies for <br />preliminary plat approval.
