northwest Essociated consult @t\ M . <br />i rp v[(1 <br />JUL. _a190a <br />CITY or <br />LITTLE CANADA <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Lisa Ring /David Licht <br />DATE: 6 July 1980 <br />RE: Little Canada - Gardner Brothers Planned Unit <br />Development Amendment <br />FILE NO.: 758.09 -88.51 <br />EXECUTIVE SUMMARY <br />Proposal: <br />Mr. Dave Heller of Gardner Brothers Corporation is requesting an <br />amendment to a development stage conditional use planned unit <br />development for property at 455 County Road D. The parcel in <br />question is specifically Lot 3 of the three -lot Gardner Brothers <br />final plat. The three lots are zoned I -P, Industrial Park. <br />The PUD was requested for the subdivision and development of <br />three separate, yet integrated buildings and uses. The amendment <br />to the PUD is comprised of relocating the eastern driveway, <br />between Lots 1 and 3, to the eastern property line. No building <br />is being specifically proposed for Lot 3 at this time. The <br />driveway will be constructed only after Gardner Brothers has <br />moved their offices from the existing building to the proposed <br />office building on Lot 1. The existing building is currently in <br />the path of the proposed eastern driveway. <br />RECOMMENDATION <br />It is recommended that the amendment to the Gardner Brothers <br />development stage PUD be approved, subject to the following <br />conditions: <br />1. The new location of the eastern driveway is at least a <br />distance of 40 feet west of the Desoto Street right -of -way. <br />2. A complete set of revised landscape, utility and site plans <br />be submitted for staff review.
