The existing building on the site must be removed before <br />construction of the eastern driveway begins. <br />4 When a future building is proposed for Lot 3, it shall be <br />compatible in design with the buildings to be constructed on <br />Lots 1 and 2; and shall meet all setback requirements. <br />5. Approval of proposed new curb cut location onto County Road <br />D, must be obtained from Ramsey County. <br />6. All recommendations and conditions from previous planning <br />reports shall be met. <br />7. Other recommendations of City staff. <br />Attached for reference: Exhibit A -Site Location; Exhibit B -Site <br />and Zoning; Exhibit C -The Plat; Exhibit D- Previous Driveway <br />Location; Exhibit E- Proposed Driveway Location; Exhibit F- <br />Previous Report dated 11 April 1988. <br />ISSUES AND ANALYSIS <br />Relocation: <br />There are two reasons for relocating the eastern driveway access <br />to the eastern property line, as stated by Dave Heller; 1) the <br />new location of the driveway will allow more buildable area on <br />Lot 3, and 2) the outdoor mechanical units, such as the air <br />conditioner which will accompany a future building, will not be <br />as visible as when the driveway ran between Lots 1 and 3 <br />(cosmetic reasons). <br />The Gardner Brothers' existing office facility is located on the <br />northeast corner of Lot 3, where the new driveway access is <br />proposed. Gardner Brothers' intention is to move their office <br />facilities to the proposed office on Lot 1 when it is completed, <br />and move or demolish the existing office building. The proposed <br />eastern access will be constructed after the existing office has <br />been removed. Gardner Brothers wishes to change the site plan <br />location of the access at this time so construction of the <br />driveway can begin immediately following the moving of their <br />office facility to the new building on Lot 1, without the delay <br />of additional meetings and plan revisions. <br />Compatibility: <br />The area surrounding the site is currently in three different <br />land uses. Agricultural land use lies to the south, Interstate <br />35E is to the north and west, and R -1, single - family residential <br />use is to the east.
