Licht <br />DATE: 7 July 1988 <br />RE: Little Canada - Petroleum Maintenance Subdivision <br />FILE NO.: 758.09 -88.48 <br />EXECUTIVE SUMMARY <br />Background: <br />Mr. Dan Larson, Petroleum Maintenance, has submitted an <br />application to combine two parcels of land in the Ryan Industrial <br />Park. The proposal calls for combining Lot 3, Block 3, and the <br />southern 120 feet of Lot 4, Block 3, of Ryan Industrial Park. <br />Both parcels are owned by the applicant. Mr. Larson has <br />indicated he would like to add an addition onto his existing <br />structure that would encroach approximately 30 feet into the <br />southern 120 feet of Lot 4, Block 3. <br />Recommendation: <br />Based on this review, we recommend approval of this lot <br />consolidation subject to compliance with any and all comments by <br />City staff and submittal of a Certificate of Survey to be <br />reviewed and approved by City Staff prior to City Council action. <br />Attached for reference: Exhibit A -Site Location and Exhibit B- <br />Detailed Site Location <br />ANALYSIS <br />Lot Combination: <br />No apparent problems are found with this combination.
