District has this same requirement plus the following: pole type <br />or engineered steel buildings are prohibited; buildings shall be <br />constructed of solid wall masonry; pre -cast concrete; aggregate <br />panels; or wood frame masonry veneer (excluding stucco). <br />The purpose of the I -P District is to establish warehousing and <br />limited industrial activities in a "campus" type setting, where <br />high standards of building quality and site design shall be <br />priorities. <br />The I -P District allows the same permitted uses as the I -1 <br />District except major automobile repair. Basic differences in <br />permitted accessory and conditional uses between the two <br />districts is that I -P District outdoor storage and parking areas <br />must be paved and storage areas must be screened from the public <br />right -of -way and any residential uses and districts. <br />SUMMARY <br />The City may want to consider rezoning this area of Little Canada <br />in part, from I -1 Light Industrial to I -P Industrial Park and <br />partly to B -3 General Business. The eastern portion of this area <br />may be suitable for an industrial park zoning because there are <br />already many uses that would meet the requirements of this <br />district and the remaining land uses could be required to <br />maintain these high standards to promote the aesthetic quality <br />already existing in this area. Also, the western portion may <br />benefit by a business zoning due to its proximity to Rice Street. <br />As mentioned previously, the non - conforming single family uses <br />will eventually be alleviated due to market forces. With this in <br />mind, there does not appear to be any reason to rezone properties <br />to accommodate this type of land use. <br />Please see attachments. <br />cc: Joe Chlebeck <br />Page 49 <br />
