northwest associ8ted consultants, inc. <br />MEMORANDUM <br />TO: Joe Chlebeck <br />FROM: Lisa Ring /Steve Grittman <br />DATE: 29 August 1988 <br />RE: Little Canada - Ordinance Summaries of B -W and I -P <br />Zoning Districts <br />FILE NO: 758.09 - 88.57 <br />The following paragraphs are brief, descriptive summaries of the <br />Zoning Ordinance sections which refer to the business - warehousing <br />district and the industrial park district. <br />"B -W ", BUSINESS - WAREHOUSING DISTRICT <br />The "B -W ", Business- Warehousing District, is a zone which <br />provides an area for the establishment of businesses dealing with <br />the wholesale and retail trade of large volumes or bulk <br />commercial items, along with storage and warehousing. The "B -W" <br />District is a zone which is transitional in nature. The <br />industrial uses allowed in the district are intended to be <br />compatible with adjacent commercial areas or areas of less <br />intense land use activities. The "B -W" District can be used as a <br />buffer zone between industrial and commercially zoned areas. <br />Businesses that actually manufacture products are usually <br />associated with the industrial zones. The only manufacturing <br />allowed in the "B -W" District is jewelry manufacturing. <br />"I -P ", INDUSTRIAL PARK DISTRICT <br />The "I -P ", Industrial Park District, is a zone which provides an <br />area where warehousing and limited industrial activity businesses <br />can be established in a "campus" type setting. The high standard <br />of building quality and site design are priorities in the "I -P" <br />District. The "I -P" District allows many of the permitted uses <br />found in the "B -W" District, except open and outdoor storage and <br />building material sales. The "I -P" District allows <br />manufacturing, but the activities are entirely enclosed within <br />buildings.
