MEMORANDUM TO: Joe Chlebeck FROM: Lisa Ring /Steve Grittman DATE: 29 August 1988 RE: Little Canada - Ordinance Summaries of B -W and I -P Zoning Districts FILE NO: 758.09 - 88.57 The following paragraphs are brief, descriptive summaries of the Zoning Ordinance sections which refer to the business - warehousing district and the industrial park district. "B -W ", BUSINESS - WAREHOUSING DISTRICT The "B -W ", Business- Warehousing District, is a zone which provides an area for the establishment of businesses dealing with the wholesale and retail trade of large volumes or bulk commercial items, along with storage and warehousing. The "B -W" District is a zone which is transitional in nature. The industrial uses allowed in the district are intended to be compatible with adjacent commercial areas or areas of less intense land use activities. The "B -W" District can be used as a buffer zone between industrial and commercially zoned areas. Businesses that actually manufacture products are usually associated with the industrial zones. The only manufacturing allowed in the "B -W" District is jewelry manufacturing. "I -P ", INDUSTRIAL PARK DISTRICT The "I -P ", Industrial Park District, is a zone which provides an area where warehousing and limited industrial activity businesses can be established in a "campus" type setting. The high standard of building quality and site design are priorities in the "I -P" District. The "I -P" District allows many of the permitted uses found in the "B -W" District, except open and outdoor storage and building material sales. The "I -P" District allows manufacturing, but the activities are entirely enclosed within buildings. Open and outdoor storage requires a conditional use permit in the "I -P" District.
