northwest associEted consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Lisa Ring /Steve Grittman <br />DATE: 2 September 1988 <br />RE: Bwana Archery Cup <br />FILE NO: 758.09 - 88.37 <br />EXECUTIVE SUMMARY <br />Proposal: <br />John Larsen of Bwana /Archery has submitted an application for <br />approval of a Conditional Use Permit to conduct retail sporting <br />good sales. The applicant is proposing manufacturing and <br />distribution operations, which are permitted in this district. <br />The proposal also includes the establishment of an indoor archery <br />shooting range. <br />The site in question is located at 3011 Country Drive, and is <br />zoned I -1, Light Industrial. Due to the location of the site on <br />Country Drive, the CUP proposal was tabled after its original <br />proposal in June, 1988, when a possible realignment and <br />redevelopment of Country Drive was being studied. <br />The study has been completed and it has been concluded that the <br />proposed uses of the Bwana Archery site are compatible with the <br />goals of the Country Drive Redevelopment Study. The I -1 <br />district zoning has also been approved as acceptable within the <br />redevelopment area. <br />Recommendation: <br />Due to the absence of the required five -foot setback along the <br />side and rear property lines for the parking stalls and <br />driveway, our office cannot recommend approval of the plan <br />submitted for our review. Given the applicant can successfully <br />design a site plan with our specified number of parking stalls, <br />correct driveway widths, and the required setbacks, we would <br />recommend approval of the proposal, with the following <br />conditions. <br />PAGE -5- <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />
