1. A revised site plan shall be submitted which meets all <br />building and parking lot setback requirements. <br />2. A landscape plan shall be submitted for review and approval <br />by City staff. <br />3. A utility and drainage plan shall be submitted for review <br />and approval of the City Engineer. <br />4. All other recommendations of the City staff shall be <br />addressed. <br />5. A signage plan must be submitted for City staff approval, <br />which meets all of the requirements of Ordinance Section <br />903.110. <br />Attached for reference are the following: Site Location map; <br />Zoning and Location map; Site Plan; Building Sketch; and Building <br />Floor Plan. <br />ISSUES AND ANALYSIS <br />Compatibility: <br />The site in question is bordered by vacant land to the north, a <br />mobile home park to the west, Best Auto and Tire Center to the <br />south, and Interstate 35E to the east. The site has I -1 property <br />zoned to the north and south of the proposed archery range, with <br />existing retail to the south. Retail land use is allowed within <br />the I -1 zone, and therefore the proposed land use is compatible <br />with the zoning district and surrounding existing uses. <br />The area to the west of the site has recently been proposed to be <br />rezoned to I -P, the industrial park zoning district. The <br />compatibility of the proposed archery range and retail sporting <br />good sales use, with future land use to the west, cannot be <br />determined at this time. <br />Land Use <br />Manufacturing is a permitted use within the I -1 district and <br />accessory, enclosed retail sales uses are allowed as conditional <br />uses. The archery shooting range is a permitted use in this <br />district as a commercial recreation activity. <br />Building Setback: <br />Currently, the building meets all of the setbacks required in <br />the I -1 District; the forty -foot front yard setback; the <br />fifteen -foot side yard setback; and has twice the required <br />twenty -foot rear yard setback requirement at forty feet. <br />PAGE -6- <br />
