1. A revised site plan shall be submitted which meets all
building and parking lot setback requirements.
2. A landscape plan shall be submitted for review and approval
by City staff.
3. A utility and drainage plan shall be submitted for review
and approval of the City Engineer.
4. All other recommendations of the City staff shall be
addressed.
5. A signage plan must be submitted for City staff approval,
which meets all of the requirements of Ordinance Section
903.110.
Attached for reference are the following: Site Location map;
Zoning and Location map; Site Plan; Building Sketch; and Building
Floor Plan.
ISSUES AND ANALYSIS
Compatibility:
The site in question is bordered by vacant land to the north, a
mobile home park to the west, Best Auto and Tire Center to the
south, and Interstate 35E to the east. The site has I -1 property
zoned to the north and south of the proposed archery range, with
existing retail to the south. Retail land use is allowed within
the I -1 zone, and therefore the proposed land use is compatible
with the zoning district and surrounding existing uses.
The area to the west of the site has recently been proposed to be
rezoned to I -P, the industrial park zoning district. The
compatibility of the proposed archery range and retail sporting
good sales use, with future land use to the west, cannot be
determined at this time.
Land Use
Manufacturing is a permitted use within the I -1 district and
accessory, enclosed retail sales uses are allowed as conditional
uses. The archery shooting range is a permitted use in this
district as a commercial recreation activity.
Building Setback:
Currently, the building meets all of the setbacks required in
the I -1 District; the forty -foot front yard setback; the
fifteen -foot side yard setback; and has twice the required
twenty -foot rear yard setback requirement at forty feet.
PAGE -6-
