MINUTES • <br />Planning Commission <br />October 13, 1988 <br />Country Drive The City Planner reported that last evening the City Council met with the <br />property owners in the Country Drive area to discuss the proposal to lower <br />Country Drive. The estimated cost of the project is $1,090,000. Previously, <br />the Council had a cost estimate for upgrading of Country Drive by overlay <br />and curb and gutter at $420,000: Therefore, it will cost approximately <br />$600,000 additional to lower the road. <br />DeLonais reported that the City's Economic Development Committee has <br />ordered a marketing analysis of the property. DeLonais also reported <br />that nothing will be done with Country Drive until there is a developer <br />found for the property. If that developer wants to lower the road, <br />then it may be done. However, a developer may be found who does not <br />want the road lowered. <br />The Planner reported that the Council feels that Tax Increment Financing <br />may help pay the additional cost of lowering the road. If the road is <br />not lowered, there would be more TIF money available for a development <br />project. <br />DeLonais reported that the City was informed that Tony Fasciana is <br />opposed to the lowering of Country Drive. DeLonais also reported that <br />Mayor Fahey and Councilwoman Scalze have indicated that they do not want <br />to condemn any land as part of this project. <br />Building The City Planner reported that he has been studying the effect of the 35% <br />Coverage building coverage restriction contained in the IP District on existing <br />Restriction development within the City. The Planner reported that he has determined <br />that with parking requirements and landscaping requirements, most uses <br />would only be allowed to build up to 30% to 35% lot coverage. However, <br />since a warehousing use would require less parking, a 40 to 45% lot <br />coverage would be allowed. <br />The Planner reported that when he has a final copy of his report done, <br />he will send the Planning Commission members a copy. <br />Resignations Costa noted the City's receipt of resignations from Jon Pope and Tom <br />Perlinger. <br />Adjourn <br />Davison recommended the meeting be adjourned. <br />Motion seconded by Herkenhoff. <br />Motion carried 5 - 0. <br />There being no further business, the meeting was adjourned at 9:17 P.M. <br />Respectfully submitted, <br />Kathy G1 zer <br />Recording Secretary <br />Page 10 <br />
