On the northwest corner of Nadeau Road and Country Drive there <br />currently exists a single family home with a detached garage on a <br />1.96 acre parcel. Adjoining this property to the north and west <br />sides exists a .91 acre parcel which has a single family home and <br />a detached garage. Continuing north one finds three more single <br />family homes between Condit Street and Country Drive. One of <br />these fronts I -35E while the other two properties currently use <br />Condit Street for vehicular access. All of these properties with <br />single family homes are currently zoned B -3, General Business. <br />To the north of the area with the single family homes is the <br />Quebec Apartment complex. This site is approximately 2.4 acres <br />in size with 42 apartment units. It is zoned R -3, High Density <br />Residential, appropriate for this use. Across Condit Street from <br />these apartments is a 2.2 acre parcel zoned B -3, General <br />Business. This site is currently undeveloped. <br />North of the previously noted B -3 zoned site and the apartment <br />complex is a large area zoned I -1, Light Industrial. In this I -1 <br />District on the corner of Country Drive and Owasso Boulevard is <br />Suburban Auto Body. This property is approximately .94 acres in <br />size and is generally flat but lower in elevation than the <br />apartment site. <br />On the southwest corner of Owasso Boulevard and Condit Street is <br />the Sailboard Warehouse. This site is 2.65 acres in size and is <br />directly west of Suburban Auto Body. On the northwest corner of <br />Country Drive and Owasso Boulevard there currently is a flat, <br />vacant lot of .73 acres. Immediately to the north of this <br />vacant property is the location of Best Tire and Auto Repair. <br />This site is approximately .70 acres in size. North of the Best <br />Tire property are two parcels which are vacant. These currently <br />are .70 and .46 acres in size and as with much of the land in <br />the area, are quite level. <br />Immediately west of the Best Tire property and the other parcels <br />north of Owasso Boulevard is a drainage way. This is on the west <br />property line of the aforementioned parcels in the location of <br />the proposed new Country Drive alignment. <br />West of the drainage way and north of Owasso Boulevard is a <br />mobile home park. It has 211 living units with 16 of the homes <br />backing up to the drainage way and the proposed new street right - <br />of -way. <br />The existing land uses in this area of Little Canada are shown <br />in Exhibit C. <br />The topography in this area is varied and could probably be <br />considered the main reason for the possible realignment of <br />Country Drive. The water works right -of -way on the south end of <br />this area is a low area with minimum elevations in the range of <br />860 feet.
