approximately 900 feet at the south edge of the single family <br />homes and where the rebuilt portion of Country Drive ends. The <br />elevations in the area of the single family homes gradually rises <br />to between 910 and 915 feet and remain quite flat through the <br />vacant land, Nadeau Road and up to Yorktown Drive at Condit <br />Street. The elevation of I -35E in this area is approximately <br />890, or up to 25 feet lower than the current elevation of <br />Country Drive and the land in this area. <br />As one moves north from Yorktown Ridge and Condit Street, the <br />elevations moderately decrease down to Owasso Boulevard. The <br />freeway elevations gradually increase as one moves north from the <br />area of the waterworks right -of -way towards I -694. In fact, the <br />freeway continues to rise so that in the northern portion of this <br />study area, it is actually higher than Country Drive. Exhibit A, <br />Existing Development of this report has topographic information <br />of the area and Exhibits D and E cross section information for <br />the area. <br />Proposed Realignment. The new alignment for Country Drive which <br />is being proposed primarily follows Condit Street and is shown in <br />all attached Exhibits. As was eluded to earlier, this idea is <br />being considered to promote economic development along the west <br />side of I -35E. It is hoped that by moving Country Drive further <br />west that the property between the freeway and the new road will <br />be more marketable if it's elevation can be lowered to within ten <br />or twelve feet of that of I -35E. This will be analyzed in <br />greater detail in a later section of this report. <br />To accomplish the proposed realignment, land from private <br />property owners will need to be acquired. This is because a 60 <br />foot right -of -way is being proposed while portions of Condit <br />Street currently only have a 30 foot right -of -way. Our office <br />has estimated that as shown in the concept plan prepared by the <br />City Engineer, approximately 2.6 acres of privately owned <br />property would need to be acquired for the additional right -of- <br />way needed to accommodate the plan. The existing right -of -way of <br />Country Drive between the two end points of the proposed new <br />right -of -way is approximately 3.7 acres in area. This land, if <br />the realignment is implemented, will probably be added to the <br />adjoining properties to create larger buildable areas. <br />Plan Impacts. The plan to realign Country Drive to the west on <br />Condit Street raises some concerns and potential problems which <br />need to be considered. These include: <br />* The introduction, of commercial and industrial traffic from the <br />industrially zoned area north of Owasso Boulevard into the area <br />south of Owasso Boulevard may prove to be inappropriate. With <br />the current alignment of Country Drive, the area between Nadeau <br />Road and Owasso Boulevard is fairly isolated from through traffic <br />and is a quiet residential neighborhood. The alignment as <br />proposed will direct most all of the vehicular traffic between <br />Little Canada Road and Industrial Park on the north directly into <br />Page 25 <br />
