northwest associated consultants, Inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Mike Ridley /Steve Grittman <br />DATE: 7 October. 1988 <br />RE: Little Canada - Northwest Rezoning Issue /Analysis <br />PILE NO: 758.09 - 88.56 <br />BACKGROUND <br />Our office has been directed to reevaluate the recommendations <br />made in NAC's 1 September 1988 memorandum pertaining to Northwest <br />Rezoning Issues /Analysis. <br />The memorandum mentioned above resulted from Little Canada City <br />Council and Economic Development Commission interaction involving <br />consideration of options for possible redevelopment and upgrading <br />of an area bounded by I -35, Rice Street, I -694 and properties <br />fronting on South Owasso Boulevard. <br />NAC's report included an inventory of existing land uses in the <br />area, and recommendations from analysis of these uses for <br />possible rezoning of certain areas, where found appropriate. <br />Some concern was raised by property owners in the area regarding <br />ramifications of proposed rezonings. The Little Canada Council, <br />upon hearing these concerns, directed NAC to reevaluate these <br />findings, comment on effects to property owners resulting from <br />recommended rezonings, and investigate other potential actions. <br />ANALYSIS <br />The thrust of this report is aimed at property currently zoned <br />I -1 Light: Industrial but recommended for I -P Industrial Park <br />Zoning, particularly land along Country Drive in the area of Ryan <br />Industrial Park.
