The proposed concept plan calls for <br />subdividing the existing parcel into three separate lots and <br />expansion of the existing Meyer Enterprises building. This <br />property is located at the east end of Woodlyn Avenue and is <br />zoned "I -1 ", Light Industrial District. A PUD designation is <br />being sought to accommodate this proposal because of several <br />existing non - conformities at this site. The PUD and non - <br />conformities will be discussed later in this report. <br />Recommendation: <br />Based on the information contained in this report, and the fact <br />that the City has an opportunity to improve an area of the City <br />that needs improvement, we recommend approval of this PUD <br />Concept Plan; subdivision; and expansion subject to the following <br />conditions being met: <br />1. Auto salvage operation is phased out within three years. <br />2. The east end of Woodlyn Avenue is improved to include <br />paving, curbing and installation of a cul -de -sac subject to <br />City Engineer review. <br />3.
