ORDINANCE NO.' 298 <br />AN ORDINANCE AMENDING SECTION 912 OF THE LITTLE CANADA CITY <br />CODE, KNOWN AS THE LITTLE CANADA ZONING ORDINANCE REGARDING <br />ACCESSORY RESIDENTIAL APARTMENTS FOR CERTAIN BUSINESSES IN <br />THE B -3, GENERAL BUSINESS DISTRICT. <br />THE CITY COUNCIL OF LITTLE CANADA, MINNESOTA HEREBY ORDAINS <br />AS FOLLOWS: <br />Section 1 <br />Section 912.040.G. of the Little Canada Zoning <br />Ordinance is hereby added to read as follows: <br />912.040.G. Accessory Residential Apartments , <br />provided that: <br />1. The residential portion of the building or <br />structure is clearly incidental and secondary to <br />the primary and permitted use. <br />2. The residential area shall comprise between <br />seven hundred (700) and one thousand one hundred <br />(1,100) gross square feet of the primary building <br />and must be completely segregated from the <br />principal use. One (1) interior door or hallway <br />to connect the two uses is permitted. <br />3. Both the business operation and the residential <br />area shall have separate, exclusive exterior <br />entrances. <br />4. The residential area may be occupied or lived <br />in only by the building's business owner and his <br />immediate family or by an employee of the business <br />operating in the building and his immediate <br />family. <br />5 The property in question shall provide off - street <br />parking for the business operation as outlined in <br />Section 903.050 of this ordinance and shall <br />provide two (2) clearly segregated and marked <br />parking stalls for the exclusive use of, the <br />tenants of the apartment. <br />6. The required business parking areas shall be <br />completely screened from the residential area of <br />the building and from the open space and/or play <br />areas on the property. <br />Page 24 <br />
