The site is to be designed in such a way as to <br />minimize the total amount of imprevious surface <br />while maximizing useable green space and available <br />play areas for the tenants of the residential <br />portion of the building. <br />8. Such a proposal shall not change the character <br />of the business district in which it is located. <br />9. The building meets all applicable building and <br />fire codes. <br />10. Any trash handling facilities for the business <br />operation shall be segregated and screened from <br />the residential area of the building and from the <br />green space areas of the property. <br />11. Except for approved trash handling facilities, no <br />outdoor storage shall be permitted. . <br />12. All conditions pertaining to a specific site are <br />subject to change when the City Council, upon <br />investigation in relation to a formal request, <br />finds that the general welfare and public <br />betterment can be served as well or better by <br />modifying the conditions. <br />13. The City of Little Canada reserves the right <br />upon issuing any conditional use permit to inspect <br />the premises to ensure compliance with the <br />provisions of this section or any conditions <br />additionally imposed. <br />14. Signage, exterior lighting and glare related to <br />the business operation shall be subject to the <br />applicable provisions of this ordinance. <br />15. The conditional use permit shall expire if It is <br />not used for one (1) continuous year, or if the <br />conditions of the site are determined by the City <br />Council to have changed. <br />16. The provisions of Section 921.O10.C. of this <br />ordinance are considered and satisfactorily met. <br />Section 2 <br />This Ordinance shall take effect and be In full force <br />from and after its passage and publication. <br />PASSED by the City Council of Little Canada this <br />day of 1988. <br />Page 25 <br />
