'8 <br />City of <br />Little Canada <br />E 1. <br />Gardner Brothers .own two contiguous parcels in the I -P District, 3080 Center- <br />ville Road and 450 County Road D. They are proposing to split the western <br />portion of the Centerville Road parcel from the rest of the tract for the . <br />purpose of selling it. A map illustrating the intended subdivision in at- <br />tached to this report. <br />ANALYSIS <br />The NSP Power Line Easement divides the two buildable areas of the applicant's <br />property. It is the intent of the developer to construct an office development <br />on the northern portion of the site along County Road D. The subdivision has <br />been presented in sketch form only at this time. The lots do appear to be <br />well in excess of the minimum requirements in the I -P District, however di- <br />mensioned surveys must be provided to document this assumption. <br />The City Engineer has noted the need for drainage easement information and the <br />DeSoto Street right -of -way dedication. The only other issue we would foresee <br />is the combination of the County Road D parcel with the remaining easterly por- <br />tion of the 3080 Centerville parcel. This will allow the, future office development <br />to occur on a single parcel. This combination should be processed simultaneously <br />with the lot split. See Exhibit C to this report for an illustration. <br />RECOMMENDATION <br />Our recommendation is for approval of the lot split at this time. This approval <br />should be contingent upon the following items: <br />• Provision of drainage easements and improvements per direction of the City <br />Engineer. <br />• Dedication of DeSoto Street right -of -way per City Engineer's memorandum. <br />4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925 -9420 <br />Page 18 <br />
