northwest Essociated consultants, inc. <br />PLANNING REPORT <br />TO: Mayor and City Council /Planning Commission <br />FROM: Ken Roberts /Stephen Grittman <br />DATE: 5 February 1988 <br />RE: Little Canada - Leibel Development Proposal <br />FILE NO: 758.09 - 88.03 <br />BACKGROUND <br />Mr. Jim Leibel and Mr. Robert Leibel have submitted an application for a sub- <br />division request to facilitate the development of land located behind the tier <br />of lots fronting on Twin Lake Boulevard and Twin Lake Road. Exhibit A of this <br />report shows the proposed lot and block development. <br />PAST ACTIONS AFFECTING THIS PROPERTY <br />The Little Canada City Council approved a variance request to permit the con- <br />struction of a dwelling on a lot with less than 75 feet abutting a public <br />street for this area on May 27, 1987 with a number of conditions. The applicant <br />agreed to the imposed conditions and now is presenting a plan subject to those. <br />On the same date, the City Council granted the applicant's request for a three - <br />year variance approval through May of 1990 upon the filing by the applicant <br />a written request for extension of the variance. This was to allow the applicant <br />enough time to resolve the access issues with the proposal. <br />PRESENT REQUEST <br />The applicant's proposed subdivision plan for the area is in conformance with <br />the previous conditions stipulated by the City Council and would appear to re- <br />solve and conclude the concerns relative to the area's development. Mr. Leibel's <br />proposal would create 3 lots of 29,584.1, 29,696.9 and 52,431.1 square feet re- <br />spectively.
