February 10, 1988 <br />northwest Essoci2ted cons <br />T0: Little Canada Planning Commission <br />FROM: Ken Roberts /.Steve Grittman <br />DATE: 10 February, 1988 <br />RE: Schrier Property Development Plan <br />FILE NO: 758.09 - 88.09 <br />BACKGROUND <br />ftEnts, inc. <br />Mr. Richard Schreier has submitted a revised site plan for the development <br />of the triangular shaped parcel located off County Road C at Stark Street. <br />The parcel is zoned R -2, Medium Density Residential District. A conditional <br />Use Permit for a development plan for this property had been approved by the <br />Little Canada City Council on November 22, 1983. This site plan is shown in <br />Attachment A. The newly requested site plan is shown in Attachment B. <br />ISSUES AND ANALYSIS <br />Structure Design <br />The proposed development involves townhouse type residential units with garages <br />on either end of the housing core. Each garage will have inside entrances <br />to it's respective townhouse unit. <br />Due to the severe topography of the site, it would appear that a significant <br />amounty of site grading will be necessary to implement the revised site plan. <br />The City Engineer's review and approval is necessary to insure that the pro- <br />posed plan can be constructed without adverse impacts for on site development <br />or adjacent properties. <br />DENSITY <br />Eight housing units were approved for this site in 1983 and eight housing <br />are being requested with this application.
