Planning Commission <br />February.10, 1988 <br />Page Three <br />PARK DEDICATION <br />This proposed development is subject to the City's Park Dedication Requirements. <br />Park fees shall be calculated and applied for prior to the issuance of building <br />permits. <br />RECOMMENDATION <br />The current proposal has a similar character to and an identical density to the <br />development which was approved in 1983. Site specific details still need to be <br />worked out at this time, however. Based on the previously granted approval <br />and our review of the applicants current development proposal, approval of the <br />revised plan is recommended contingent on the following items. <br />1. The applicant shall submit a grading and drainage plan for a detailed <br />review and approval of the City Engineer. <br />2. The applicant provides a revised site plan which shows the parking areas, <br />drive aisles and curb cuts in conformance with the Little Canada Zoning <br />Ordinance. The revised plan shall also detail the backing areas as out- <br />lined in this report. These plans shall be subject to the review and <br />approval of City Staff. <br />3. The applicant submit a detailed landscape plan and cost estimate to City <br />Staff for review and approval. In addition, a financial security equal <br />to the cost of the landscaping improvements shall be submitted to the City <br />prior to the issuance of Building Permits. <br />4.
