Little Canada Planning Commission
11 February 1988
Page Two
Parking for the building would be calculated at one space per 200 net square feet
of office and one space per 500 square feet of warehouse. Under this calculation
half of the 11,400 square foot structure would be allocated to office and half to
storage. The parking requirement would be 36 spaces. The attached plan (Exhibit B)
was submitted in 1986 in relation to another application on this site. It shows
36 spaces. Under current ordinance, all spaces would have to be paved and surrounded
by curbing: Gravel parking areas are no longer permitted.
RECOMMENDATION
We recommend approval of the storage CUP subject to the following conditions:
• Provision of a 36 space paved, striped, and curbed parking area. The City
may wish to require a security to insure installation of the parking.
• Provision of a landscape plan and security for its installation.
• No outdoor storage be allowed on site.
• Recommendations of other City staff.
cc: Joe Chlebeck
Tom Sweeney
Don Carley
John Palacio
Frank Frattalone
Page 47
