Gardner <br />Bros. Lot <br />Split <br />MINUTES OF THE SPECIAL MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />February 4, 1988 <br />Pursuant to due call and notice thereof a special meeting of the <br />Planning Commission of the City of Little Canada, Minnesota was <br />held on the 4th day of February, 1988 in the Council Chambers of <br />the City Center located at 515 Little Canada Road in said City. <br />Chairman Peter Costa called the meeting to order at 7:00 P.M. and <br />the following members were present at roll call: <br />MEMBERS PRESENT: Peter Costa, Chairman <br />Bill Davison <br />Gene DeLonais <br />Art Herkenhoff <br />MEMBERS ABSENT: Tom Perlinger <br />Peggy Schweizer <br />Sharon Timmons <br />ALSO PRESENT: Steve Grittman, City Planner <br />Kathleen Glanzer, Recording Secretary <br />Mr. Mike Felix, representing Gardner Bros., appeared before the Commission <br />and described the lot split being requested by Gardner Bros. Felix <br />reported that Gardner Bros. is requesting to split 2.4 acres from their <br />site on County Road D. Felix reported that of the 2.4 acres, 1 acre is <br />buildable. Larry Lee is the potential purchaser of this property. <br />Felix explained a diagram of the lot split which showed ponding <br />for the proposed lot as well as the remainder of the Gardner Bros. site, <br />the NSP power line easement on the site and the Slumberland easement on <br />the site. Felix reported that Gardner Bros. has an agreement with Larry <br />Lee that, if necessary, ponding could straddle the lot line between <br />Lee's site and the Gardner Bros.'s site. <br />Dan Parks, engineer for Gardner Bros., described the proposed drainage <br />plan for the site which involves two ponds. One pond could be located <br />straddling the property line and the other pond would be located in <br />the southern corner of the proposed Larry Lee lot. Parks described <br />how the drainage would work with drainage from the pond straddling <br />the property line being piped to the ditch along County Road D. The <br />southern pond would eventually flow into the ditch as well. <br />Parks reported that should the County ever upgrade County Road 0, the <br />ditch would be piped and Gardner Bros. would be assessed for this <br />improvement. <br />Parks also reported that the City Engineer has reviewed the concept <br />drainage plan as was just described, and has stated that the concept <br />is acceptable. <br />Page -1- <br />
