MINUTES <br />Planning Commission <br />February 4, 1988 <br />Gardner Lee felt buildability had nothing to do with lot splits. <br />Bros. (Cont.) <br />The Planner disagreed and pointed out that if the City approves a lot <br />where 3 /4th's of the site is unbuildable, the owner would have a <br />legitimate reason for requesting a variance on the site as topo or <br />physical conditions are legitimate reasons for variances. The City <br />would like to avoid having to grant variances, and therefore asked <br />for information on the buildability of the lot. <br />The Planner noted that with the property in question, the City already <br />had certain information available that would cause it to question the <br />buildability of this particular site. <br />Costa pointed out that Lee has raised the question of soil conditions <br />in the past. <br />Lee pointed out that that was only on the property to the south. <br />Lee pointed out that he has built over 600,000 feet of buildings in <br />the City and has not asked for a variance. Lee also reported that he <br />is paying a great deal of property taxes as a result of this dev'lopment. <br />Mr. DeLonais recommended approval of the Gardner Bros. lot split as <br />presented dividing a 2.4 acre lot from the Gardner Bros. site. <br />Adjourn <br />Motion seconded by Davison. <br />Motion carried 4 - 0. <br />Mr. Herkenhoff recommended that the meeting be adjourned. <br />Motion seconded by DeLonais. <br />Motion carried 4 - 0. <br />There being no further business, the meeting was adjourned at 7:30 P.M. <br />Respectfully submitted, <br />Kathy Glanzer <br />Recording Secretary <br />Page -3- <br />
