MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 9, 2006 <br />Knudsen noted that the need for a variance for cut-de-sac length is the <br />result of changes that the City asked for with the road configuration. <br />Johnson agreed, and pointed out that the City Engineer asked for a curve <br />in the streeC, which results in a longer street. <br />Duray asked about the detached garage on Lot 1. Johnson pointed out that <br />both the house and the detached garage at 3046 LaBore Road would be <br />coming down. <br />Knudsen asked if there was anyone from the general public present <br />wishing to comment on this matter. <br />Kenneth Jones, 3049 Walter Sheet, indicated that his property is adjacenC <br />to Outlot B. Jones stated that there are a lot of trees on Outlot B thaC he <br />would like to see saved. Jones felt any shed or garden improvements on <br />Outlot B would result in the loss of many trees. Jones also commented <br />that he cannot afford to buy the land adjacent to his lot nor does he have <br />any use for it. <br />Greg Miranda, 3058 LaBore Road, pointed out that his house is adjacent <br />to the proposed cut-de-sac. Miranda asked why the cut-de-sac was <br />lengthened, and felt it would be better placed if it lined up with the 60 foot <br />piece of property that separates the LaCasse and Miranda lots. Johnson <br />noted that the road is slightly longer because of the curvature that was <br />added, but did not think the location of the cut-de-sac itself has changed. <br />Johnson indicated that to move the cut-de-sac closer to LaBore Road <br />would result in the loss of one lot. <br />Miranda asked how much fill would be brought in for the road. Johnson <br />reported that there will be fill brought in. He also indicated that a <br />retaining wall will have to be constructed along the northern property line <br />(north side of the proposed cut-de-sac) that will start about two feet in <br />height and rise to 4 feet in height. <br />Knudsen pointed out ChaC there has been a lot of engineering study as well <br />as Watershed review of this proposed plat. He noted that the assumption <br />is that these reviews were conducted properly and accurately. <br />John Sculley, 3000 LaBore Road, stated that his concern is with run-off <br />from the north to the south and asked how deep the proposed holding pond <br />is. Johnson replied that the depth is five feet. <br />Sculley asked who would be responsible for maintenance and future <br />dredging of the holding pond. Johnson felt the City would be responsible <br />for the holding pond. <br />4 <br />
