MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 9, 2006 <br />more usable land than others. He anticipated that the property could be <br />used for sheds or recreational areas. <br />Knudsen asked about drainage of the plat. Johnson reported that the City <br />Engineer requested that his surveyors determine where drainage is <br />flowing. A topographical survey was done and it was determined that <br />drainage flows into the Sculley property and eventually into Kohlman <br />Lake. Johnson reported that drainage would continue to flow this same <br />direction. However, the Canadian Woods plat would not create any more <br />wetland area for Mr. Sculley. The holding pond that would be constivcted <br />would be adequate to handle a 100-year storm. <br />Duray noted the City Planner's comments about creating a different design <br />for the holding pond that would work better with the lay of the land rather <br />than having a rectangular shape. Knudsen noted that a rectangular shape <br />for the holding pond does not have a natural feel. Johnson indicated that <br />Che rectangular shape makes LoCS 6 and 7 more usable, but agreed that the <br />shape of the holding pond could be modified. Knudsen also suggested <br />that natural landscaping be added around the pond. Johnson agreed Co <br />make this change. <br />Johnson pointed out Outlot A proposed on the Canadian Woods plat and <br />indicated that he is planning construction of a Canadian Woods monument <br />sign on Chat outlot. It would be his intention to dedicaCe this outlot to the <br />City. The City Planner indicated that the City has regulations on <br />residential monument signage. He also indicated that it is unlikely Chat the <br />City would want OuClot A given the associated maintenance issues. <br />Knudsen asked when the status of Outlot B will be known. Johnson hoped <br />Co have some answers about Out1oC B within Che nexC couple of weeks. He <br />indicated that if it does noC work to subdivide Out1oC B for sale to the <br />adjacenC Maplewood property owners, he would extend Che lot lines for <br />Lots 6 and 7 enlarging these lots to encompass the area of Outlot B. <br />Socha asked how Outlot B is accessed. Johnson noted that even though <br />there is a wetland delineation on and adjacenC to mosC of OutloC B, you can <br />walk to the property. <br />Duray asked what type of vegetation exists on Lots 4 through 7. Johnson <br />estimated Chat there are abouC 20 trees on these lots, mosC of which are in <br />the wetland area, therefore, will not be disturbed. Johnson stated that for <br />the most part these lots are grassy, open space. Duray hoped that as many <br />trees would be saved as possible. Johnson agreed. <br />3 <br />
