MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 9, 2006 <br />Knudsen asked if Solby had done similar developments. Solby indicated <br />that they just received approval for a similar development in south <br />Maplewood. Earthwork has just begun on that development. <br />Solby presented a diagram showing how the property could develop if <br />minimum lot sizes and setbacks were met. He noted that 19 single-family <br />homes could be developed. Socha commented on the large leap from 19 <br />homes to the 41 homes proposed. Solby indicated that the proposal would <br />require a Planned Unit Development. He also indicated that the 41 home <br />concept provided for more open space/common area than would a 19 <br />home development. <br />Knudsen asked the use of the proposed common area. Solby anticipated <br />that the common area would be non-platted property that would not be <br />owned by the residents. The common area would be preserved and trees <br />would not be cut, unlike larger single-family lots that could have yard <br />areas taken up by swimming pools, etc. Solby also noted the proposed <br />pathway that would meander around trees through the common area. <br />Knudsen asked for more information about the Maplewood project. Solby <br />replied that the lot sizes and setbacks are similar Co the concept presented <br />this evening. <br />Socha asked about ownership of the common area. Solby noted that this <br />would be an association maintained development, and the common area <br />could be recorded as a conservation area so that the association could <br />never change the designation. <br />Knudsen asked about proposed home size. Solby stated that they are <br />proposing 1,250 to 1,600 square foot homes on one floor. Homes will <br />have basements which could be finished. Solby noted that the proposed <br />lots are 40 to 42 feet wide and 45 to 50 feet deep. He anticipated 10 to 12 <br />feet between buildings. <br />Socha noted the differenC dimensions included in the City Planner's report. <br />The City Planner indicated that he scaled the property as part of his review <br />and feels there is much less acreage than Mr. Solby is estimating. <br />Solby presented a diagram comparing estimates for asingle-family <br />development of 19 lots versus his concept of 41 lots.
