Such an amendment is by conditional <br />use permits. In addition to the CUP, the proposed expansion <br />requires a subdivision and a rezoning, and the applicants <br />are requesting a side yard setback variance. The latter <br />three applications are required to allow expansion of the <br />center onto the parcel adjacent to the north, formerly the <br />Steneroden property. Exhibits A and B illustrating the <br />parcels involved are included with this report. The <br />applicants propose to split a portion of the Steneroden <br />parcel and add it to the Rice at C PUD. This parcel is <br />currently zoned R -1 and would require a B -3 designation. <br />The setback variance involves the proposed extension of the <br />Center to within 20 feet of the neighboring R -1 properties <br />to the north. <br />ANALYSIS <br />The rezoning issue will control the eventual development of <br />this site.
