6. The required business parking areas shall be completely screened <br />from the residential area of the building and from the open <br />space and /or play areas on the property. <br />7. The site is to be designed in such a way as to minimize the <br />total amount of imprevious surface while maximizing useable <br />green space and available play areas for the tenants of the <br />residential portion of the building. <br />8. Such a proposal shall not change the character of the business <br />district in which it is located. <br />9. The building meets all applicable building and fire codes. <br />10. Any trash handling facilities for the business operation shall <br />be segregated and screened from the residential area of the <br />building and from the green space areas of the property. <br />11. Except for approved trash handling facilities, no outdoor <br />storage shall be permitted. <br />12. All conditions pertaining to a specific site are subject to <br />change when the City Council, upon investigation in relation to <br />a formal request, finds that the general welfare and public <br />betterment can be served as well or better by modifying the <br />conditions. <br />13. The City of Little Canada reserves the right upon issuing any <br />conditional use permit to inspect the premises to ensure <br />compliance with the provisions of this section or any conditions <br />additionally imposed. <br />14 Signage, exterior lighting and glare related to the business <br />operation shall be subject to the applicable provisions of this <br />ordinance. <br />15. The conditional use pemit shall expire if it is not used for one <br />(1) continuous year, or if the conditions of the site are <br />determined by the City Council to have changed. <br />16. The provisions of Section 921.010.C. of this ordinance are <br />considered and satisfactorily met. <br />Section 2 <br />This Ordinance shall take effect and be in full force from and after <br />its passage and publication. <br />All persons with reference to this matter will be heard during the <br />Planning Commission meeting on April 14, 1988 at 7:30 p.m. at the Little <br />Canada City Center, 515 Little Canada Rd., and the City Council meeting on <br />April 27, 1988. <br />Page 62 <br />Joseph G.
