northwest associated consultants, inc. <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Ken Roberts /Stephen Grittman <br />DATE: 11 April 1988 <br />RE: Gardner Brothers - Final Plat and <br />Planned Unit Development <br />FILE NO: 758.09 - 87.70 <br />BACKGROUND <br />Gardner Brothers Corporation has applied for a final plat <br />and a conditional use planned unit development for its <br />property at 455 County Road D. The parcel in question is <br />zoned I -P, Industrial Park. To the south is the new <br />Slumberland office /warehouse and to the east is Desoto <br />Street and residentially zoned property. <br />As was outlined in our offices planning report of March 7, <br />1988, the PUD is being requested to permit the subdivision <br />and development of three separate, but integrated buildings <br />and uses. Attached are exhibits illustrating the site in <br />question and its zoning (Exhibit A), the proposed plat <br />(Exhibit B), and the proposed site development and utilities <br />plan (Exhibit C). <br />CASE ANALYSIS <br />This Developer received conceptual approval for this <br />property in March of this year based on offices planning <br />report of March 7, 1988. That report noted that a number of <br />documents would have to be submitted by the Developer for <br />City review at the time development stage approval.
