RFCnMMENDATIONS <br />Our office recommends approval of the proposed plat and the <br />conditional use permit for a planned unit development <br />subject to the following: <br />1. The City Engineers review and comments of the utility <br />and grading and drainage plans. <br />2. A revised landscape plan be submitted for staff review <br />which includes provisions to thoroughly screen the <br />parking areas from the nearby residential area as noted <br />in this report. <br />3. Building floor plans and elevations be submitted to <br />staff for review regarding required on -site parking for <br />this proposal. The project shall conform with all <br />parking requirements of the Little Canada Zoning <br />Ordinance. <br />4. A revised site plan be submitted which shows all <br />buildings and parking areas in conformance with their <br />respective ordinance setback standards. <br />5. The determination of the Park and Recreation <br />Committee and the City Attorney regarding park <br />dedication requirements. <br />6.
