The submitted site plan shows 227 parking spaces, all in <br />conformance with the size requirements specified in the City <br />Zoning Ordinance. <br />No building floor plans or elevations have been submitted to <br />our office to calculate the required parking for this <br />project. As such, our review may only be done <br />provisionally. The building along the rear of the proposed <br />plat is 22,790 square feet. It is understood that this is <br />to be one story and used for office /warehouse space. If 15 <br />percent of the building is to be used for office space and <br />85 percent is for warehouse, then 35 parking stalls would be <br />required. This then leaves 192 parking spaces for the two <br />buildings along County Road D. <br />The parking requirements of 38,00.0 square feet of office <br />space is 192 spaces. This, as mentioned earlier, cannot be <br />formally calculated until further documentation is supplied <br />to our office. <br />Building Setbacks <br />The buildings at the rear of the project are shown 15 feet <br />from the rear property line. The required set back, <br />however, is 20 feet. Staff has informed the applicant that <br />there does not appear to be a hardship or other reason for <br />proposing this particular building location and as such, a <br />variance request would receive a denial recommendation from <br />office. Staff strongly recommends that the applicant revise <br />the site plans to bring this building into conformance with <br />Little Canada Zoning Ordinance requirements. <br />Park Dedication <br />This proposal shall be subject to the requirements of the <br />Park and Recreation Committee and to the comments of the <br />City Attorney regarding park dedication requirements. <br />Signage <br />The Developer of this project has prematurally constructed a <br />business sign along County Road D on the property in <br />question. City Staff has stopped this construction as the <br />issuance of a building permit for a principal structure on <br />the site is required prior to the issuance of a sign permit. <br />It appears at this time that the sign will conform to City <br />Ordinance standards when formally reviewed by City Staff. <br />This, however, may only be done when building floor plans <br />and elevations are submitted. <br />All signage for this proposal shall meet City Ordinance <br />standards and shll be subject to City Staff review and <br />comment. <br />Page 67 <br />
