56 <br />Pros and Cons of the CM Process <br />To this point, we have discussed the problems in tradi- <br />tional project delivery, looked at the various alternatives <br />for project delivery, reviewed the history of construction <br />management, and listed the CM function. We will now provide <br />a specific listing of the advantages and disadvantages one <br />should consider when evaluating the potential for applica- <br />tion of the CM project delivery system. <br />Advantages <br />In reviewing pertinent literature, numerous advantages <br />relating to the use of construction management have been <br />discovered. I prefer to separate them into three distinct <br />categories. They are: <br />1. Improved owner awareness and project control. <br />2. Enhanced constructability. <br />3. Cost saving potential. <br />It is within this framework we will discuss the benefits <br />of construction management. <br />Improved Owner Awareness and Project Control <br />1. A construction manager is hired based on abilities <br />and not low bid. As previously stated, a general contractor <br />is selected based on being the lowest responsible bidder. <br />This does not always guarantee that the best firm is select- <br />ed for the job.
