30 August 1984 <br />Page Two <br />(It should be noted that when the property was subdivided in 1982, <br />these variances were no longer necessary.) <br />The site grading and drainage plans were submitted and approved on 22 July <br />1981, however, there is no further record of landscape plans. As reflected <br />in the minutes and staff reports, the only required landscaping was to be <br />along the east property line. This would have screened the site from the <br />adjacent R -2 property owned by Mrs. Nardini. As mentioned in a recent memo <br />from our office, 27 August 1984, this property has since been rezoned, re- <br />platted, sold to Tom Durray and proposed for additional parking for the <br />Hoggsbreath and a self- service car wash. As such, the Flameburger no longer <br />has the need to screen this portion of the site. <br />Based on these considerations, the Flameburger does not have any special <br />conditions which it must comply with. However, it is required to meet the <br />general performance standards outlined in the City Code.
