Licht <br />FROM: Stephen Grittman <br />DATE: 12 September 1984 <br />RE: Little Canada Subdivision Ordinance/ <br />Street Improvements <br />FILE NO: 758.09 <br />In response to the Council directive relative to street paving, I have <br />found the following information. <br />LITTLE CANADA SUBDIVISION ORDINANCE <br />The current Ordinance requirements state: <br />.the subdivider will cause no private construction to be made on <br />the lands within said plat, nor shall the subdivider file or cause to <br />be filed any application for building permits for such construction <br />until all improvements required under this Ordinance have been made or <br />arranged for in the manner and conforming to the requirements as set <br />forth herein. <br />and a requirement that: <br />The making and installing of all of the improvements required by the <br />terms and conditions set forth by the City within one (1) year. <br />This apparently means that the developer may obtain building permits if <br />he has arranged to complete all required street improvements within one year. <br />Occupancy permits do not appear to be addressed. <br />With regard to other communities: <br />Maplewood: <br />Allows building permits after a base crushed rock <br />course, allows occupancy permits after a "wearing course" <br />of asphalt, and requires that the final pavement course <br />is placed upon "completion" of the development, time <br />limits negotiated in a development contract. <br />614 <br />4820 minnetonka boulevard, suite 420 minneapolis, mn 55416 612/925 -9420 <br />
