MINUTES <br />Planning Commission <br />Co Nov. 8, 1984 <br />Frattalone <br />Property <br />(Cont.) <br />Mr. Hilderman felt that whatever development came in would have to <br />develop DeSota. <br />Mrs. Timmons asked what the people in the DeSota area would like to <br />see on the property. Mr. Costa stated that he owned property across <br />the street on DeSoto and his concern was the assessments for improving <br />DeSoto. <br />Mr. Hilderman stated that he thought a developer would pick up the <br />assessments and this could be a condition of the sale of the property. <br />Mr. Hilderman stated that there are 55 acres of undeveloped property <br />in the area, and perhaps a developer could be found for the whole area. <br />Mr. Hilderman also asked if the City has any financing available in <br />the way of bonds. <br />Mr. Hilderman stated that he 'had someone who might be interested in <br />putting up a modern light industrial building on the front of the <br />property on Centerville Road. <br />Hilderman stated that their request was for the property to be split <br />into four parcels with possibly R -2 zoning on the back two parcels. <br />The Planner pointed out that if the whole area were considered, the <br />road could be placed in another area than DeSoto. <br />Mrs. Timmons felt that the Council may want to look at a plan for the <br />whole area. <br />Poolside Mr. Rob Anderson and Dick Krum of Poolside appeared before the <br />Commission. <br />Mr. Krum stated that he had concern with the Planner's report, <br />specifically the recommendation that the existing buildings should <br />be removed. Mr. Krum stated that Poolside would like to retain these <br />buildings while construction of the new building is going on and <br />later rennovate the buildings and rent them out. <br />The Planner stated that in order to rent the buildings out to another <br />business, a PUD would have to be entered into in order to have two <br />principal uses on a parcel. The Planner stated that it would he all <br />right to keep the buildings up during the construction process. <br />The Planner felt that even if the other structures were used only by <br />Poolside a PUD would have to be entered into because there would be <br />too many accessory buildings on one piece of property. <br />Mr. Krum asked if the property could he subdivided in the future. <br />It was determined that there would he enough area to subdivide the <br />property as long as setbacks were met. <br />Page —5— <br />
