Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />5 November 1984 <br />Page two <br />Loading <br />With regard to loading facilities, the attached site plan shows a loading area <br />of approximately 25 -30 feet deep. This is adequate area for van type trucks. <br />A condition of the permit should be that no semi trailer truck activity be <br />permitted. If semi trucks are necessary for the operation of the business, <br />the loading area should be redesigned to allow a 70 foot space. The site plan <br />indicates such a potential need with a large area marked "future truck turn- <br />around". At the time of construction of the future expansion and its associated <br />parking, the CUP will have to be reviewed again. Approval of this request will <br />not imply approval of the expansion. <br />Signage <br />No signage plans were submitted for review. Such plans should be provided for <br />approval prior to building permits being issued. <br />Landscaping <br />No landscaping plans were submitted with this request. The Ordinance states that <br />all areas not developed as structure or parking area must be landscaped in some <br />manner, subject to City approval. Plans illustrating the landscaping should be <br />submitted prior to the issuance of building permits. The City requires that all <br />landscaping improvements be accompanied with a qualified estimate and a bond for <br />150% of the cost of installing said landscaping. <br />RECOMMENDATION <br />With the following conditions, the request complies with Ordinance requirements <br />for the conditional use permit. Approval is recommended subject to the following <br />requirements: <br />• No semi trailer truck activity is allowed on site. <br />• All parking areas be paved, curbed, and striped in accordance with the <br />provisions in Zoning Ordinance Section 903.050.D. <br />• Signage plans are submitted for review. <br />• Landscaping plans are submitted for review, as detailed in this report <br />and Zoning Ordinance Section 903.020.G. <br />cc: Joe Chlebeck <br />Bud Nagovski <br />Thomas Sweeney <br />Todd Hubescher <br />026 <br />
