Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />1 November 1984 <br />Page Two <br />Thirdly, adequate room is not provided for stall depth and drive aisle width. <br />The Zoning Ordinance requires a 20 foot deep stall with a 24 foot wide drive <br />aisle to allow adequate backing and turning area. However, the total area <br />from the proposed building to the lot line is just 42 feet. From this, one <br />foot is subtracted due to a fence being a foot inside the property line, <br />leaving just 41 feet. In addition, four more feet must be allowed for the <br />perimeter curb placement, and five more feet subtracted for the curbing around <br />the metal building. This would leave just 32 feet for parking and driveway <br />area. This would be adequate width for 45 degree angle parking if a turn <br />around area is located in the rear of the property. <br />A related item involves landscaping. The Zoning Ordinance requires that area <br />not used for parking or building be landscaped. The submitted plan shows <br />landscaping only around the office portion of the building. <br />RECOMMENDATION <br />The proposed building plans fall short of several design requirements of the <br />Zoning Ordinance. Following is a list of those items which have yet to be <br />addressed: <br />• Building Location. The proposed building should be connected to the <br />existing structure to eliminate the occurance of two principal uses on <br />the site. The other option is a Planned Unit Development, however, little <br />justification can be seen for PUD approval in this case. <br />• Parking Area: <br />- Curbing be provided around the entire parking area per Ordinance <br />requirements. <br />- Curbing be provided around the metal building per Ordinance <br />requi reinents. <br />- Curb cut be reduced to 24 feet width per Ordinance requirements. <br />- Parking layout is arranged to allow for adequately sized stalls <br />and drive aisles. <br />e Landscaping.
