northwest Essoci2ted consultants, inc. <br />NOV 7 1984 <br />MEMORANDUM <br />CITY OF <br />LITTLE CANADA <br />T0: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Stephen Grittrnan <br />DATE: 6 November 1984 <br />RE: Busse Site Plan Review <br />FILE NO: 758.09 - 84.51 <br />BACKGROUND <br />Mr. Clete Busse has submitted plans for review of his proposed installation <br />on Spruce Street in Ryan Industrial Park. The proposal is for a 9,000 square <br />foot facility on a 30,000 square foot lot. <br />ANALYSIS <br />Parking <br />No building plans were submitted with this request. Therefore, the amount of <br />office space in the structure is not knownand parking requirements cannot be <br />calculated. Twenty -one spaces are shown which indicates approximately 3,000 <br />total square feet of office and 6,000 square feet of warehousing. It should <br />be noted also that no information as to type of use was included. <br />Loading <br />With regard to loading, several loading areas appear to be shown by way of <br />hash -marks on the site plan. However, each of these would he undersized accord- <br />ing to the Ordinance, or interfere with parking and circulation, or both. The <br />plan should be redesigned to reflect the Ordinance requirements for off - street <br />loading, Section 903.060. <br />Circulation <br />The circulation would apparently be one way around the building as drive aisles <br />are about 13 feet wide on one side of the building and 10 feet on the opposite <br />site of the proposed structure.
