This would cause a problem, as such buildings must be <br />surrounded by a concrete curb no closer than five feet from the building. <br />This would effectively eliminate the 10 foot drive aisle. Also, one of the <br />proposed curb cuts exceeds the maximum 24 foot width. The two curb cuts are <br />seen as acceptable for the 176 feet of street frontage. The Ordinance allows <br />one curb cut per 125 feet. <br />Landscaping <br />All undeveloped property on the site is shown to be landscaped. Building <br />permit applications must be accompanied by an estimate of the cost of this <br />work and bond for 150 percent of that amount, as specified in the Zoning <br />Ordinance, Section 903.020.G. <br />RECOMMENDATION <br />A substantial amount of detail is missing from the submitted plan. However, <br />in concept form, the development is acceptable. The following points should <br />be clarified or redesigned prior to approval of this request. <br />o Amount of office space in the structure. <br />® Use of the structure. <br />o Type of building. <br />o Loading areas are defined and sized properly. <br />• Curb cuts reduced to 24 feet width. <br />e Compliance with all parking area performance standards as listed in <br />Section 903.050.D. <br />o Recommendations of City Attorney and City Engineer. <br />cc: Joe Chlebeck <br />Bud Nagovski <br />Thomas Sweeney <br />Don Carley <br />Clete Busse <br />047 <br />
