MINUTES <br />Planing Commission <br />June 14, 1984 <br />Centerville <br />Road Area <br />Residential <br />Development <br />The Planner reported that there are some gentlemen present at the <br />meeting tonight to try to get the Planning Commission's feelings <br />about a residential development on the Auge property in the Centerville <br />Road area. <br />Mr. Dave Manson, Engineer with Dewayne C. Olson, appeared before <br />the Commission representing Mr. Kelly, owner of the property, and <br />Mr. Backus, a builder. The development proposed would be 8 -unit <br />manor homes. <br />Mrs. Timmons stated that this item is not on the agenda and felt <br />that the Commission should have time to look over the area and <br />talk to the neighbors about the proposal. <br />Mr. Hanson reported that before they spend much money on the proposal, <br />they would like the opinion of the Planning Commission. Hanson <br />reported that a rezoning would be necessary from industrial to ? -2. <br />Mr. Hanson reported that the manor -homes would he owner occuoied. <br />Hanson reported that they have projects in Eden Prairie, Shoreview, <br />Oakdale, Blaine, Brooklyn Park. Hanson stated that the homes are <br />very affordable and that there will he more of this type home on <br />the market. Ranson reported that the cost of the home in Little <br />Canada would he in the $50,000 range. <br />Mr. Costa asked the number of units per acre. Hanson replied that <br />8 units per acre is what is proposed. <br />Hanson also informed the Commission that the unique thing about these <br />homes is that there is no common center hall, and each unit would have <br />its own outside entrance, plus a garage entrance. All the units would <br />he two - bedroom units. These homes would attract first -time home buyers. <br />Mrs. Timmons asked if green space and play areas were being considered. <br />Mr. Hanson stated that they were and they would work with the City on <br />this. <br />Mr. Hanson reported that he has spoken with Mr. Carron and they have <br />no plans to develop their property this year, nor probably next year <br />due to interest rates and soil problems. <br />Mr. Hanson explained the locations of the accesses to the property. <br />Mr. Ducharme pointed out the traffic problem on Centerville Road. <br />The Planner stated that the traffic would be intensified if the <br />property developed as commercial or residential. <br />Mr. DeLonais stated that the project looked like a fine one, but <br />pointed out the surrounding commercial property. <br />Mr. Hanson stated that the Carron plan is for high tech commercial <br />Page -6- <br />
