Planning Commission <br />June 14, 1984 <br />Centerville <br />Road Area <br />(Cont.' <br />and his type of development would not he bothered by this. Hanson <br />stated that the ideal neighbor for residential is an office building <br />as it only operates during the day. <br />Mrs. Timmons stated that the reason for garages on the front of <br />most 8 —unit buildings is to buffer the residents of the building. <br />The Planner stated that the City would probably require a south access <br />for the development. Mr. Licht felt that residential could be intro- <br />duced in this area in an acceptable fashion. <br />Mr. Costa stated that before any project goes in in this area, the <br />drainage should .be corrected. Costa did not feel that the ditch <br />would accept the drainage from this project. <br />Mrs. Timmons pointed out that everyone got flooded in the recent <br />storm. Timmons pointed out that with industrial development, there <br />would be a larger asphalt to green space ratio than with residential. <br />Mr. Costa stated that he felt these were apartment complexes and <br />asked if the City wanted more apartments. Mr. Hanson disagreed <br />and stated that each unit is a single family home. <br />The Planner stated that legally this would be considered a townhouse <br />development and pointed out that apartments have shared entrances. <br />Mrs. Kingsbury questioned how many people would buy a unit and then <br />rent it out. Mr. Costa asked about the saleability of these units. <br />Mr. Hanson could not reply to either question as the projects he is <br />involved with are new this year. <br />Mr. Backus reported that the construction of the buildings are FHA <br />approved and the units are approved for FHA financing. <br />Mrs. Timmons felt that there was an overabundance of this type of <br />unit on the market. Timmons also questioned the acceptability of <br />this area and felt that perhaps the project should be on a larger <br />piece of property. <br />Mr. Backus stated that there is a large demand for this type of <br />unit. <br />Mr. Hanson reported that the units range in square footage from 900 <br />square feet to 1,125 square feet. <br />Mrs. Timmons stated that she may be more in favor of the project <br />if it encompassed the Nadeau property also. Mr. Costa did not feel <br />the area was appealing enough for the project. <br />Mr. Hanson stated that they are interested in the Nadeau property <br />and will pursue it, but they heard that it had been sold. <br />Page —7— <br />' �4 <br />
