Grittman <br />DATE: 10 .du,y 1984 <br />RE: Wro- Lot Split /Variance <br />FILE NO: 758 - 84.33 <br />Jul 11 1984 <br />CITY OF <br />LITTLE CANADA <br />BACKGROUND <br />Mr. Michael Wrona has ;plied to subdivide Lot 1 in the Twin Lake Shores <br />Development into two iarate lots. The lot has 151 plus feet of street <br />frontage, however, bese of its configruation, is just 145 feet at the 30 <br />foot setback line, th r9quired measurement. It is proposed that a variance <br />be approved from lot ,fidth requirements for one of the new lots. <br />ANALYSIS <br />The Zoning Ordinance Hotates that the folly, :,q conditions exist in order <br />to qualify as an acct table variance situati <br />a. Special conditions and circumstances exist which are peculiar to the <br />land, structure, lr building involved. <br />(1) Special conditions may include exceptional topographic or water <br />conditions or, in the case of an existing lot or parcel of record, <br />narrowness, shallowness, insufficient area or shape of the property. <br />(2) Special conditions and circumstances may not be primarily economic <br />in nature. <br />b. Literal interpretation of the 2wovisions of this Ordinance would deprive <br />the applicant of rights comm' ;ly :?njoyed by other properties in the same <br />district under the terms of rs Ordinance. <br />c. The special conditions and c' :instances do not result from the actions <br />of the applicant. <br />d.
